Housing Maintenance Manager\n\nLocation: Birmingham\n\nHourly Rate: £15.00–£16.00 per hour (depending on experience)\n\nHours: Monday to Friday | 9:00 AM – 5:00 PM (35 hours per week)\n\nContract Type: Permanent | Full-Time\n\nAbout Aspect Housing\n\nAspect Housing is a growing provider of exempt supported accommodation across Birmingham. We are committed to delivering safe, high-quality homes and support services that enable vulnerable adults to live independently within well-maintained and compliant accommodation.\n\nDue to continued growth, we are looking to recruit an experienced and proactive Housing Maintenance Manager to lead our maintenance department and oversee the day-to-day management of our property portfolio.\n\nThis is an excellent opportunity for an experienced maintenance professional looking to join a forward-thinking organisation where they can lead a team, improve standards, and make a genuine difference within supported housing.\n\nAbout the Role\n\nAs the Housing Maintenance Manager, you will oversee maintenance operations across our exempt supported accommodation services throughout Birmingham. You will manage a portfolio of properties, lead a dedicated maintenance team, coordinate contractors, and ensure all homes remain safe, compliant, and maintained to the highest possible standard.\n\nThis role requires excellent leadership, organisational and administrative skills, along with the ability to travel independently between properties across Birmingham.\n\nKey ResponsibilitiesTeam Leadership\n\nLead, supervise and support the maintenance team to ensure repairs and maintenance works are completed efficiently.\n\nAllocate workloads and monitor team performance.\n\nProvide coaching, guidance and day-to-day support to maintenance operatives.\n\nEnsure high standards of workmanship and customer service are maintained.\n\nProperty & Maintenance Management\n\nOversee all reactive, planned and preventative maintenance across the property portfolio.\n\nDevelop and manage preventative maintenance schedules.\n\nCarry out regular inspections of supported accommodation properties.\n\nIdentify maintenance issues, health and safety risks, and compliance concerns.\n\nCoordinate refurbishment projects and planned improvement works.\n\nEnsure repairs are completed within agreed timescales.\n\nCompliance & Health & Safety\n\nEnsure all properties remain compliant with relevant legislation, including:\n\n * Health & Safety\n\n * Fire Safety\n\n * Gas Safety\n\n * Electrical Safety (EICRs)\n\n * PAT Testing\n\n * Emergency Lighting\n\n * Water Hygiene\n\n * Housing Standards\n\n * General Property Compliance\n\n * Monitor and maintain all statutory compliance records.\n\nContractor & Supplier Management\n\nLiaise with contractors, suppliers and external professionals.\n\nObtain quotations and approve maintenance works.\n\nMonitor contractor performance and quality of work.\n\nEnsure works are completed safely, efficiently and within budget.\n\n * Administration & Reporting\n\n * Maintain accurate records including:\n\n * Maintenance logs\n\n * Property inspection reports\n\n * Compliance documentation\n\n * Contractor invoices and quotations\n\n * Planned maintenance schedules\n\n * Asset and repair records\n\n * Prepare reports for senior management and provide updates on maintenance performance and compliance.\n\nOperational Support\n\nWork closely with Housing, Compliance and Operations teams.\n\nPrioritise maintenance works to minimise disruption to residents.\n\nSupport senior leadership with operational planning and continuous service improvements.\n\nIdentify opportunities to improve maintenance processes and property standards.\n\nEssential Requirements\n\nProven experience in property maintenance management, housing maintenance or a similar supervisory role.\n\nExperience leading and managing maintenance teams.\n\nStrong knowledge of residential property maintenance and repairs.\n\nExcellent leadership and people management skills.\n\nStrong administrative, organisational and reporting skills.\n\nExperience managing contractors and external suppliers.\n\nGood understanding of Health & Safety, Fire Safety and Housing Compliance requirements.\n\nAbility to work independently, prioritise workloads and make sound decisions.\n\nExcellent communication and problem-solving skills.\n\nGood IT skills, including Microsoft Office.\n\nFull UK Driving Licence.\n\nAccess to your own vehicle (essential for travelling between Birmingham properties).\n\nDesirable\n\nExperience within Supported Housing, Exempt Accommodation or Social Housing.\n\nTrade qualification (Electrical, Plumbing, Carpentry, Building Maintenance or equivalent).\n\nIOSH, NEBOSH or Health & Safety qualification.\n\nExperience managing compliance systems and maintenance software.\n\nBenefits\n\nCompetitive hourly rate of £15.00–£16.00, depending on experience.\n\nFull-time permanent position.\n\nMonday to Friday working hours.\n\nNo regular weekend working.\n\nSupportive and professional working environment.\n\nCareer progression opportunities within a growing organisation.\n\nOpportunity to lead and develop a dedicated maintenance team.\n\nMake a meaningful impact by ensuring vulnerable adults have safe, compliant and well-maintained homes.\n\nLicence\n\nFull UK Driving Licence (required)\n\nWork Location\n\nIn person – Regular travel across Birmingham properties is required.\n\nApply Today\n\nIf you have the experience, leadership skills and passion to lead a busy maintenance department within supported housing, we'd love to hear from you.\n\nSubmit your CV through Indeed today.
